Parties to the Contract
Renovation companies can range from a one-person operation to a sizeable organization that includes salespeople, administrative staff and on-site supervisors. When you enter into a Renovation contract, it is between you and the Main Contractor or Renovation Company and should specify the key individual from the company who will be performing or managing the work and be your primary contact.
Many cities and municipalities require Contractors to have a licence to operate, as well the government requires contractors to have a Business Number registered for GST/HST. A few provinces also require renovation contractors to be bonded. If in doubt, contact the appropriate authority for clarification.
Contract Documents
For small projects, such as roof shingle replacement a one-page contract should be sufficient, but should still include many of the highlights of a multi-page contract that would normally be used for a larger Renovation, these contracts form the scope of work and for larger projects should include additional documents, such as drawings, plans, photos etc attached a schedule that becomes part of the contract.
Specifications describing the materials finishes and products that will be used in the renovation work should fully detail and include all appropriate, grading, type, brand name, dimensions, model numbers, product number, colour (number and/or specific name), performance characteristics, etc. A small job using with few different product items or specifications could be written directly into the Description of Work on the contract form.
