For new home builds the planning and design requirements for basement developments are somewhat pre-determined by the home structure planned above it, as the overall structure of roof and foundation have been already considered in the upper levels. 

However, this can also somewhat limit the flexibility of the basement development layout, unless the upper structure is re-designed to accommodate a client’s requirements.

Once the load bearing walls and beam structures have been determined for “holding-up” the main structure, then all other basement development dividing walls are somewhat easy to layout, with the exception of working around mechanical work.

For new home builds the basement development design pricing is a lot less expensive than main floor design cost because most of the design work is already considered in the main structural drawings.

Basement Development Calgary for Existing Homes

Developing the basement in existing homes adds a bit more of challenge compared to new custom home builds

First off, the height of the ceiling is already predetermined, as well mechanical work is already in place which can limit the floor plan layout of basement developments.  Another consideration is windows as most “normal” basements have very small windows. 

Some of these design restrictions can be overcome, such as moving the main plumbing stack, or exchanging or adding a beam to make a better layout, as well as cutting in bigger windows with added window wells.

Basement development design cost for existing homes is a bit more than that allowed for in new home design. 

The design cost for an existing home are higher because we have to allow for an actual on-site measurement, and allow for a structural check to see what might be possible in making larger basement beam spans or moving existing plumbing/mechanical work, etc.

Basement development building cost for existing homes are also a bit higher than doing new-home construction.

This is mostly due to limited access to the home, as in most cases there is someone living in the home. This also increases prep-costs to help keep dust and other cleaning issues in check.

Depending on the complexity of the basement development in an existing home, a good budget to start with is between $50 to $70 per sq. ft.   You need to add to that budget $8,000 to $10,000 for a full bathroom if one is needed.
