What information is needed when I begin designing my home?
To start the design process with Landen, we will need a few details from you first. We will need to know all that we can about your building site, including copy of land Title, site plan or RPR (Real Property Report) and any other site details such as slope/topography of the building site etc. Next we need a detailed wish list of your wants and dreams for your new custom home; we have several free fill in the blank forms that help you with this process.
As well we need to know if you have a realistic budget. (See also our free home estimator calculator).
Then we also need a room to room list of all the things you want to see in each room, as well as a general understanding of other wanted construction details, such as type and quality of windows and doors etc..
We also need your design ideas, such as internet and magazine clippings, and photos of ideas that you like and want to have included within you custom home plan.

Urban infill development, also known as urban redevelopment is essentially taking blighted or deteriorated areas and turning them into something re-built a-new. It is very common in older home communities to tear down old homes and replace them, and in many cases subdividing the older “larger lots” into two separate smaller width lots, and then build two infill homes where there only “used to be” a single older home.
Urban infill projects are often seen where land is expensive to buy and creating two building sites from one lot makes it more efficient to build something new in an older community. The down fall is homes that are somewhat squished into a building site, that uses up most of the now smaller subdivided lot, leaving very little yard left over!
Today, there are many different types of materials being used to build homes. We also need to know what you want to use for basic construction materials, as well as inter finishes materials. Basic construction materials, including windows and doors can vary greatly in construction cost, and very greatly on the different energy efficiency benefits and so forth. Plus, thought needs to be put into designing a home that is maintenance free.
Typically, this process take as little as few weeks or can drag on for a few months, this all somewhat depends on the client’s turnaround time client input and requested design changes, and the clients supply of needed wish lists etc.

Once our design team has enough information to work on, they’ll put together a few design drafts for you to peruse over in the following days or weeks. After the initial no charge 30 hour process is completed, only then do we ask the client to decide if they want to enter into a full design endearment agreement.
