What Does It Cost to Build a Custom Home?

Why Price Per Square Foot Can Be Misleading

One of the most common questions we hear is:

“What do you charge per square foot?”

The honest answer is:

No reputable custom home builder actually builds a home by the square foot.

While square-foot averages can be useful for rough budgeting, they do not accurately reflect the true cost of building a custom home.

Think about it this way:

A 2,500 sq. ft. farmhouse, a 2,500 sq. ft. timber-frame home, and a 2,500 sq. ft. modern estate home may all have exactly the same square footage—but their construction costs could vary by hundreds of thousands of dollars.

Why?

Because construction costs are driven by specifications, design complexity, site conditions, and finish selections—not simply by floor area.

What Is the Average Cost Per Square Foot?

Although we do not build homes based on square-foot pricing, we can provide some rough planning guidelines.

As of 2026, custom home construction in the Calgary region generally falls within the following ranges:

Entry-Level Custom Home

Approximately $280 – $325 per sq. ft.

Mid-Range Estate Home

Approximately $325 – $400 per sq. ft.

Upper-End Custom Home

Approximately $400+ per sq. ft.

These figures are intended only as preliminary budgeting guidelines.

They do not include:

  • Acreage servicing costs
  • Wells or cisterns
  • Septic systems
  • Driveways
  • Landscaping
  • Retaining walls
  • Geotechnical requirements
  • Development permit costs
  • Utility servicing upgrades

On acreage projects, site development costs alone can vary from $60,000 to well over $100,000 depending on the property.

Why We Start With a Budget Instead of a Price Per Square Foot

At LANDEN Design Build, we believe the best way to determine cost is through a structured budgeting process.

Rather than guessing at a square-foot price, we help clients build a realistic construction budget based on:

  • Their wish list
  • Their design goals
  • Their building site
  • Their desired specifications
  • Current market pricing

This process produces a far more accurate budget than any generic square-foot estimate ever could.

Start With a Free Budget Consultation

Before spending money on design work, we offer a complimentary consultation where we review:

  • Your wish list
  • Your lifestyle requirements
  • Your budget expectations
  • Your building site
  • Your project priorities

Using our experience from hundreds of custom home projects, we can often provide a detailed preliminary construction budget before any plans have been drawn.

This helps ensure that your future design aligns with your financial goals from the very beginning.

Our Free Site Assessment

For qualifying projects, we also provide a complimentary site review to identify potential cost drivers before design begins.

This review may include:

  • Utility servicing requirements
  • Well or cistern considerations
  • Septic requirements
  • Driveway costs
  • Drainage concerns
  • Walk-out basement potential
  • Title restrictions
  • Easements and rights-of-way
  • Development Permit requirements
  • Highest and best use recommendations

This early planning process can save clients thousands of dollars by identifying issues before design work starts.

How We Create an Accurate Construction Budget

Once preliminary planning is complete, we move into a detailed estimating and tendering process.

This involves:

In-House Quantity Take-Offs

Using our detailed CAD systems and historical cost database, we calculate:

  • Lumber quantities
  • Concrete requirements
  • Roofing quantities
  • Siding quantities
  • Interior finish quantities
  • Mechanical requirements

and much more.

Trade & Supplier Tendering

We then tender the project to our trusted network of trades and suppliers.

This allows us to obtain real-world pricing rather than relying solely on estimating assumptions.

The result is a much more accurate construction budget.

Tendering & Estimating Fee

Our detailed estimating and tendering service is typically:

$1,200

However, this fee is fully credited back if LANDEN is selected to build the project.

Choosing Your Construction Contract Method

Once the budget has been finalized, we review the available construction contract options with you.

These may include one of the following three options Realtor Referral Fee
Realtors who introduce clients who proceed into a build with Landen Design Build may be eligible for a builder referral fee, where permitted. Details are disclosed upfront and handled transparently.

Fixed Fee Project Management

A fixed management fee based on a mutually agreed construction budget.

Cost Plus

Actual costs plus an agreed management percentage.

Fixed Price Contract

A traditional fixed-price construction agreement.

Each approach has advantages and disadvantages.

We take the time to fully explain each option so you can choose the method that best aligns with your goals, risk tolerance, and desired level of involvement.
